Airbnb turnover cleaning price calculator

Price a short-term rental changeover from your own times and rates: cleaning time per bedroom and bathroom, a base time for the kitchen, living area and trash, plus laundry and restocking charges. Nothing is saved or sent anywhere.

Laundry and restock are whatever you charge the host for them (set 0 if the host handles linens or supplies). Same-day turnovers and extra checks can take longer: add the time to the base minutes.

How it works

Cleaning time = (bedrooms × minutes + bathrooms × minutes + base minutes) ÷ 60. Price per turnover = cleaning time × hourly rate + laundry + restock. Monthly = price per turnover × turnovers per month.

Worked example (the values above): 2 × 30 + 1 × 30 + 45 = 135 minutes, 2 h 15 min of cleaning. At $40 an hour that is $90.00 of labor; adding $15.00 laundry and $10.00 restocking makes $115.00 per turnover. Ten turnovers a month come to $1,150.00.
