Commercial cleaning price per square foot calculator

For offices and other commercial contracts priced by area. Enter the square footage, your own price per square foot and your own production rate (square feet one cleaner covers in an hour). You get hours, price per visit, cost, profit and the monthly value of the contract. Nothing is saved or sent anywhere.

The boxes start with a worked example. These are not suggested or typical prices; type in your own rates and times.

Your production rate depends on the building and the work in the contract; time a few visits and use your own figure. Labor cost is what an hour of cleaning costs you in pay. Overheads such as insurance, equipment and admin are not included.

How it works

Hours per visit = square feet ÷ sq ft per cleaner-hour. Price per visit = square feet × price per sq ft. Cost = hours × labor cost + price × supplies %. Profit = price − cost; margin = profit ÷ price. Monthly = per visit × visits per month.

Worked example (the values above): 4,000 sq ft at 2,000 sq ft an hour is 2 h of cleaning per visit. At $0.09 per sq ft the price is $360.00 a visit, which is $180.00 per cleaner-hour. Labor costs 2 × $20 = $40.00 and supplies 5% × $360 = $18.00, so each visit leaves $302.00 profit before overheads, an 83.9% margin. Thirteen visits a month bring in $4,680.00, with $3,926.00 profit before overheads.
