How to price Airbnb turnover cleans
Price per turnover = cleaning hours × your hourly rate + laundry charge + restock charge.
A turnover (or changeover) clean resets a short-term rental between guests. It differs from a regular house clean: it has to fit between check-out and check-in, beds are changed every time, and there may be laundry, restocking and a report on damage or missing items. Price each part from your own times and costs.
This guide is for cleaners pricing their own work. It is not affiliated with Airbnb, Vrbo or any booking platform.
Step 1: time the clean
Note your minutes per bedroom including the bed change, per bathroom, and a base time for everything else: kitchen, living area, floors, trash and a final check. Cleaning time = bedrooms × minutes + bathrooms × minutes + base minutes. Add time for anything the host asks for on every visit, such as photos of each room or an inventory check.
Step 2: price laundry and restocking separately
Laundry and restocking change from host to host, so price them as separate lines. Agree who supplies the linens, who washes them and who buys consumables like toilet paper, soap and coffee. If you launder linens, charge what it costs you per turnover: machine or laundromat costs, your time and any linen service fee. If you restock with your own purchases, charge for the items plus your time to buy them. If the host handles either, set that charge to 0.
Step 3: plan for tight windows and extras
Same-day turnovers, late check-outs and early check-ins squeeze the time you have. If you charge extra for those, decide the amount yourself and write it into your agreement with the host, along with what happens when a guest leaves the place much dirtier than usual.
Worked example (fictional numbers)
A three-bedroom, two-bathroom holiday home. These are example numbers, not suggested or typical prices:
- 3 bedrooms × 25 minutes (including the bed change) = 75 minutes
- 2 bathrooms × 30 minutes = 60 minutes
- Base time (kitchen, living area, trash, final check) = 50 minutes
Cleaning time is 185 minutes, or 3 h 5 min. At $42 an hour that is 185 ÷ 60 × $42 = $129.50 of labor. Adding a $20.00 laundry charge and a $12.00 restock charge, the price per turnover is $161.50. If the host books 8 turnovers in a month, that is 8 × $161.50 = $1,292.00 of work for the month.
The monthly figure moves with the host's bookings, so treat it as a planning number, not a guaranteed income.
Agree the details in writing
- The checklist for each turnover, including beds, towels, restocking and photos.
- Check-out and check-in times, and what happens when they change.
- Who supplies linens and consumables, and how restock items are paid for.
- How you report damage or missing items, and how extra cleaning is charged.
- How and when you are paid, and how much notice a cancelled turnover needs.
Keep your numbers current
Re-time a few turnovers every so often, especially after the host changes the furniture, the number of beds or the amenities. If your laundry or supply costs rise, update those charges too rather than absorbing them.
Price your own turnovers in the Airbnb turnover cleaning calculator. If you clean several rentals on a regular schedule, the recurring revenue calculator adds up a month of repeat work.
